Buyer's Market or Seller's Market? The Real Answer Is It Depends Where You Are Shopping

This is one of the most common questions I get right now. And I am going to give you the same honest answer I give every buyer and Realtor who asks me.
It depends.
I know that is not the clean headline answer everyone is looking for. But after 30 years as a mortgage advisor in South Florida I would rather give you something useful than something simple that does not actually help you make a decision.
So let me break down what I am actually seeing right now and what it means for buyers who are getting ready to shop.
The Market Is Not One Thing: Real estate is hyper local. This is true everywhere but it is especially true in South Florida where market conditions can vary significantly from one city to the next, one price range to the next, and one property type to the next.
Saying "it is a buyer's market" or "it is a seller's market" as a blanket statement oversimplifies a market that requires a much more specific lens.
Where Buyers Have Real Leverage Right Now: There are genuine opportunities for buyers in certain situations. Here is where I am seeing buyers have the most negotiating power:
Homes that have been sitting on the market longer than average. The longer a home sits the more motivated the seller typically becomes.
Properties that have already had price reductions. A seller who has already dropped the price once is often willing to negotiate further.
Homes that need repairs or updating. These properties attract fewer buyers which gives serious buyers more room to negotiate.
Higher inventory price ranges. In areas or price points where there are more homes available buyers have more options and more leverage.
Sellers with specific timeline needs. A seller who needs to move by a certain date is often willing to offer credits, accept repairs, or negotiate on terms.
In these situations a prepared buyer can absolutely negotiate seller credits, price adjustments, repair allowances, and better contract terms.
Where Sellers Still Have the Advantage: Not every listing is a negotiation opportunity. Here is where the competitive dynamics still favor sellers:
Well priced homes in desirable locations. These still attract serious buyers and can move quickly.
Properties in strong condition. A clean, updated home in a good neighborhood does not sit long.
Limited inventory in specific areas. Some neighborhoods still have more buyers than available homes.
In these situations an unprepared buyer loses the opportunity fast. And the difference between winning and losing is often how quickly and confidently you can move.
Why Preparation Beats Prediction Every Time: Here is what I tell every buyer I work with. Trying to time the market perfectly is a losing strategy. Nobody knows exactly where rates are going, where prices are headed, or when the perfect market moment will arrive.
What you can control is your preparation.
Before you start shopping you should know:
What you actually qualify for based on your real numbers
What monthly payment feels comfortable for your life not just on paper
How much cash you need to close and where it is coming from
What loan options fit your specific situation
How property taxes and insurance affect your real payment in South Florida
What your offer strategy looks like before you find a home you love
How fast you can move when the right property comes up
Buyers who walk into this market with all of those answers have a significant advantage over buyers who are still figuring things out when the right home appears.
For Realtors: Your most valuable buyer right now is a prepared one. A buyer who knows their numbers, has their financing reviewed, and can move quickly when needed gives you a real competitive advantage in any offer situation.

The Bottom Line: Buyer's market or seller's market? It depends where you are shopping.
But here is the more important question. Are you prepared for the market you are entering?
After 30 years I can tell you that prepared buyers win in any market. They negotiate when there is leverage. They move fast when the situation calls for it. And they never lose a home because they were not ready.
