You found the buyer. You found the house. And then the deal fell apart at the financing stage. Sound familiar?
Here's the truth: most of those deals didn't have to die. They just needed the right lender.
After 30 years as a mortgage advisor, I've seen it happen over and over. Agents lose deals not because the buyer wasn't qualified, but because the lender only knew one way to do things.
This post is for every real estate agent who has ever watched a deal collapse and wondered if there was another way. There usually is.
What Is Creative Financing? Creative financing just means using loan products that go beyond the standard conventional or FHA route. These are tools designed for buyers who have real income and real assets but don't fit the traditional lending box.
Loan Options Agents Should Have in Their Back Pocket:
Bank Statement Loans For self-employed buyers who can't show income through W-2s or tax returns. We use 12 to 24 months of bank statements to verify income instead.
DSCR Loans For real estate investors. The loan qualifies based on the property's rental income, not the borrower's personal tax returns.
Divorce Mortgage Planning One of the most overlooked niches in real estate. When a couple splits, one spouse often wants to keep the home. I specialize in helping them navigate the buyout, refinance, and qualification process during one of the hardest times of their life.
Non-Conventional Loans For buyers with complex financial profiles, foreign nationals, or situations that don't fit Fannie Mae guidelines.
The Bottom Line: If your buyer got denied somewhere else, that's not the end of the story. It might just mean they went to the wrong lender first.
I'd love to be the lender you call before you give up on a deal. Let's connect.
