After almost 30 years in the mortgage industry, I can tell you this: most buyers are not making bad decisions on purpose. They are usually working with incomplete information.
That is exactly why mortgage education matters.
Common Things Buyers Say
Here are a few things buyers often say before they fully understand the mortgage process:
• “I do not want my credit pulled yet.”• “I make good money, so I know I qualify.”• “I checked online, and I know what my payment will be.”• “I am going to pay off all my debt before I apply.”• “My lease ends soon, so I need to buy right away.”
These statements may sound harmless, but each one can create a problem.
Why These Assumptions Can Hurt Buyers
Mortgage approval is not based on one thing.
It is not just income.
It is not just credit score.
It is not just down payment.
A full mortgage approval looks at income, credit, assets, debt, employment, property type, taxes, insurance, loan program, and full monthly payment.
That is why guessing can be expensive.
